We offer variety of services that pertain to various components of buildings and their surroundings. These services may differ slightly based on the discipline. In general, at Greenline Group we pride ourselves in providing a wide range of services to help you manage, rehabilitate, and maintain your property. In many cases, our services can also be useful in new construction projects.
Visual Condition Assessment
Using a boots-on-the-ground approach, the entire area under investigation is examined utilising an “inch by inch technique”. All the components are inspected and evaluated based on our years of experience combined with all applicable industry standards. Such an assessment usually involves reviewing archive documents provided by the building owner as well as interviewing on site personnel to obtain as much information about the property as possible such as ongoing concerns or historical problems. Due to the nature of visual assessments, some components may be assumed or not evaluated due to concealment of lack of information during the visit.
Unless otherwise requested, the Visual Condition Assessment is accompanied by a full, comprehensive report that describes used techniques, findings, recommendations for rehabilitation and estimated budget costs.
Infrared Thermal Scan
Infrared thermal scanning can be used to determine several different issues and/or deficiencies within wall or roof systems. Such scan can identify air leakage or compromised insulation within wall or roof systems. These findings are often confirmed by destructive testing where required. Both wall and roof scans have their limitations, however, they can be a very useful tool in determining the condition of the building and assisting in the design process of repairs.
Destructive Testing & Moisture Probing
Both the Visual Condition Assessment and Infrared Thermal Scan can be complemented by destructive openings and/or moisture probing. Both techniques should only be used if necessary and only if the warranty period of the assembly in question has expired. Alternatively, the original Contractor could be retained to conduct such testing to avoid compromising the warranty.
Both techniques are helpful with identifying issues within wall and roof assemblies and help with the selection and design of proper methods for repairs.
Design
We believe that proper design in the restoration of compromised building components is critical and as such, Greenline Group can provide you the professional expertise necessary in planning the rehabilitation of existing buildings and their surroundings. The design solution is usually comprised of a specification package and applicable drawings. Such documents are prepared in conjunction with the selection of proper materials, installation techniques and all required calculations.
Construction Review
Frequent observations of the construction process is very important in ensuring the success of the project. The role of a quality observer is to ensure strict adherence to construction documents and quality of installation that meets the highest industry standards and manufacturer’s requirements to obtain all specified warranties. Construction review could also be accompanied by a series of material and installation tests that can assist with quality assurance. Each quality review site visit is summarized in an Observation Report.
The frequency and total amount of construction reviews vary from project to project and is often dictated by the original agreement between the third party construction review company and the Owner.
Project Management
Project administration is the contractual control of the project. It includes organizing all necessary meetings, preparation of all required documents such as change orders, field orders, payment certificates, and close out documents. These services are crucial in ensuring project runs smoothly on budget and within the agreed time frame.
